Building legally in Mexico requires navigating the DRO (Director de Obras), SEMARNAT environmental reviews, HOA covenants in Loreto Bay and other communities, and INAH cultural heritage checks in Loreto Town. We've done this hundreds of times. We know every office, every inspector, and every timeline. You don't wait for bureaucracy — we move it.
Our trusted team of local master builders, masons, and tradespeople bring the drawings to life. Saul is on-site every week — not just a project manager at a desk. You receive a weekly photo and video report, milestone billing that ties payment to verified progress, and access to our client portal to track every line item in real time from anywhere in the world.
The final 10% defines the home. We offer full Interior Design and FF&E services, sourcing furniture, lighting, and art through our network of Mexican artisans and workshops. Whether we tailor the selection for you or you join our Sourcing Trip to handpick pieces yourself, we hand over a space that is fully styled and ready to inhabit. Every key, manual, and warranty—settled.
Each service stands on its own or combines with others. You are not locked into a package. Tell us where you are in the process and we'll scope exactly the right engagement.

Building in Mexico raises a lot of questions — especially for Americans. Here are the ones we address most often. Don't see yours? Ask us directly.
Yes — through a bank trust called a Fideicomiso, which is a fully legal and widely used ownership structure for foreigners in Mexico's restricted coastal zone. Many of our clients hold property this way with complete security. Loreto also has many long-established American homeowners, and the legal framework is well understood by local notaries and banks. We connect you with the right legal counsel from day one.
We've been working with remote clients for most of our 18 years. Every Turn-Key client receives weekly photo and video updates, access to our real-time project portal, and a dedicated WhatsApp channel with Saul and your project coordinator. All critical decisions come to you as clear, binary choices — we never let complexity fall on you. Many of our clients have completed the entire project without visiting more than twice.
Construction costs in Loreto vary by location, specification, and market conditions. We don't publish fixed rates because we believe in accurate, project-specific pricing — not ballpark figures that end up wrong. What we can say is that Loreto offers significantly better value per square meter than comparable coastal properties in the US, and our transparent budgeting process means you know every number before we break ground. Contact us for a preliminary estimate based on your lot and brief.
A typical Turn-Key project from initial discovery to furnished handover takes between 18 and 30 months, depending on project size and complexity, permitting timelines (which vary by location within Loreto), and client decision pace. We provide a detailed project timeline at the end of Step 2 with every milestone clearly mapped. We build buffer into the schedule — because in construction, surprises happen, and we'd rather hand over on time than apologize for delays.
Not at all. Saul is fully bilingual in English and Spanish, and all client communication is conducted in English. Every document — contracts, permits, reports, and the home manual — is delivered in both languages. One of the core reasons our American clients choose us is that we remove the language barrier entirely, including in negotiation with contractors and municipal offices.
The Curator's Trip is a 3–5 day guided sourcing journey to Oaxaca, Guadalajara, or Mexico City, where we visit artisan workshops, furniture makers, textile weavers, and ceramicists we have cultivated relationships with over years. You choose pieces for your home directly from the makers — rugs, tables, lighting, art, custom tiles. It's one of the most beloved parts of the Turn-Key experience, and many clients say the pieces they found become their most treasured possessions. It can also be booked as a standalone service.
Tell us about your lot, your vision, and your timeline. The first conversation is always free — and it's where every great Loreto home begins.
